Office Tenant Improvements in Central Florida
General and executive-class office TI across Volusia, Seminole, Orange, and Lake counties. Licensed Florida GC CBC1266039.
How much does an office tenant improvement cost in Central Florida?
General open-plan office TI in Central Florida typically runs $95–$150 per square foot. Executive-class office TI (private offices, conferencing + AV, upgraded finishes, specialty lighting) runs $150–$225 per square foot. Interior build-out permits issue in 6–10 weeks once the drawing package is clean; construction runs 6–10 weeks on-site for a typical 3,000–6,000 sqft office.
What's included in an office TI
A typical office tenant improvement covers demolition of existing partitions where needed, new demising walls, doors and frames, ceiling grid or drywall ceilings with acoustic treatment in conference rooms, flooring (carpet tile, LVT, or polished concrete), painting, trim, electrical rough-in for work stations and dedicated circuits, data cabling rough-in for structured IT, lighting (including the upgrade from builder-grade 2×4 troffers to commercial-grade LED linear or pendant fixtures in premium scopes), HVAC zone adjustment and diffuser placement, and any plumbing work for break rooms or wellness rooms. We coordinate AV, furniture, and IT vendors during construction so rough-in happens before drywall, not after.

How we sequence an office TI
- Scope + schedule draft (Weeks 1–2). Site walk, landlord coordination, review of tenant lease work-letter, rough schedule and budget range in writing.
- Design coordination (Weeks 2–5). Architect + MEP + AV + IT vendors coordinated. Code review before submittal.
- Permits (Weeks 5–13). Building permit through the applicable city or county. Certificate of Use and Occupancy if the tenant is changing use.
- Construction (Weeks 13–22). Demo, MEP rough-in, framing, drywall, ceilings, trim, flooring, paint, final inspections. Weekly progress reports to tenant and landlord.
- CO + move-in (Weeks 22–24). Final inspections, Certificate of Occupancy, operations-and-maintenance manuals, as-builts, written warranty. Coordinate with your IT + AV + furniture vendors for final install.
Tenant-occupied work
A lot of our office TI happens inside a multi-tenant building where other tenants are operating through construction. That adds three things: dust containment (zippered plastic partitions, HEPA air scrubbers during demo and drywall), noise management (no hammer-drill or jackhammer work during adjacent tenants' core hours; heavy demo runs nights or weekends), and shift differentials on overnight crews. The math typically still pencils — vacating adjacent tenants costs the landlord more in concessions than the shift premium — but it's worth scoping honestly up front.
