What does a medical or dental fit-out cost in Central Florida?
Medical and dental fit-outs in Central Florida typically run $200–$350 per square foot — among the highest-MEP commercial TI types because of exam-room plumbing, medical gas, dental vacuum/air, specialty ventilation, and (where applicable) lead-lined imaging rooms. Permits run 8–12 weeks; construction 12–20 weeks. Specialty equipment lead times typically run 8–14 weeks upstream.
What a medical or dental fit-out involves
Medical and dental TI is the most MEP-intensive commercial scope we build. A typical dental practice fit-out covers demising walls shaped around an operatory layout (typical operatories 8×10 or 10×12 with specific rough-in points for chair, delivery unit, imaging, and suction), sterilization room with specialty plumbing and exhaust, dental-specific MEP (central vacuum, compressed air, nitrogen distribution, chair electrical, X-ray rough-in), imaging room(s) with lead shielding, lab space, staff areas, reception / FOH, ADA-accessible restrooms, and digital-network cabling throughout. Medical practice fit-outs substitute exam rooms for operatories and add medical-gas infrastructure where required. Every one of those has its own specialty subcontractor and typically its own inspection.
Cost ranges by practice type — 2026
| Practice type | Per sqft | Typical drivers |
|---|---|---|
| General dental (4–6 operatories) | $225–$300 | Operatory MEP, sterilization, panoramic imaging, reception |
| Specialty dental (endo, perio, oral surgery) | $275–$350 | Surgical suite, advanced imaging (CBCT), enhanced sterilization, nitrogen |
| Primary care medical | $200–$275 | Exam rooms, lab, reception, basic medical gas, minimal imaging |
| Specialty medical (imaging, surgery, urgent care) | $275–$400+ | Lead-lined imaging rooms, procedure rooms, enhanced ventilation, backup power |
| Cold-shell medical build | $300–$450 | Raw shell to operational; includes shell MEP plus fit-out |
Regulatory pathway
Medical and dental fit-outs touch several code frameworks beyond the standard Florida Building Code:
- NFPA 99 Health Care Facilities Code for medical gas systems, emergency power, electrical safety, and HVAC classification.
- FBC Mechanical + ASHRAE 170 for operatory and exam-room ventilation (air-change rates, pressure relationships, filtration).
- FL Administrative Code Chapter 64E for radiation-producing equipment — lead shielding calcs, post-install radiation survey, FL Bureau of Radiation Control certification.
- ADA Title III + Florida Accessibility Code for reception, restrooms, exam rooms, and path of travel.
- OSHA bloodborne pathogen and infection-control considerations during construction itself (containment of demo dust, protection of adjacent operating practices).
Tenant-occupied medical / dental work
Many of our medical and dental fit-out clients are expanding or renovating an already-operating practice. That means construction happens inside an active clinical environment with infection- control requirements that don't apply to office or retail TI. We run negative-pressure dust containment in adjacent operatory areas, coordinate interim life-safety measures with the practice's infection-control officer, phase demo for after clinical hours, and stage materials in sealed corridors. This adds 10–20% to schedule compared to an unoccupied build, but keeps revenue flowing through construction.
Coordinating with your dental or medical planner
Most clients bring a specialty planner — a dental-cabinetry vendor (Henry Schein, Patterson, Benco), a medical-equipment representative, or a healthcare architect. We work from their equipment list and space program, coordinate MEP rough-in so every operatory is ready when chairs arrive, and stay in touch through commissioning. If you need a planner recommendation in Central Florida, we have ongoing relationships with several.
